Roof, terrace and balcony waterproofing
Water that gets through a roof, terrace or balcony shows up as stains, peeling paint and damp in the rooms below. Pebble Pools waterproofs roofs, terraces, balconies and slabs for villas, hotels and resorts in Phuket and across Thailand.
Upgrades & repairs for hotels and villas · Waterproofing
One of our main areas of work
Waterproofing is one of our main areas of work. Our teams waterproof pools, tanks and ponds, and we bring the same care to roofs and terraces. Tropical sun, heavy rain and heat movement are hard on flat surfaces. That is why we look at the whole surface, not just the visible crack.
- Flat concrete roofs and roof terraces
- Terraces and pool decks over rooms or parking
- Balconies and walkways
- Slabs and upstands, including junctions with walls, doors and drains
Systems we use
We choose the type of system for each surface after inspection.
If a terrace is tiled, we tell you whether waterproofing can go over the existing surface or the old finish needs to come up first.
- Flexible coatings for exposed roofs and terraces, which move with the slab as it heats and cools
- Rigid cementitious waterproofing where the base does not move, for example under new tiles or a screed
- Careful detailing at drains, pipe penetrations, upstands and joints, where most leaks start
Inspection first
Before we propose anything, we inspect the roof or terrace and, where we can, the rooms beneath. We look at falls and standing water, drains and outlets, cracks, joints, earlier repairs and the condition of the existing surface. Water often travels before it shows, so the stain inside is not always directly below the leak.
Working on occupied buildings
Villas and hotels usually stay in use during roof and terrace work. With your villa manager or hotel engineer, we agree access, protection of furniture and planting, and quiet hours, and we plan around the weather. The programme is agreed for the individual project. Where a terrace runs to a pool, we can combine the work with pool repairs or deck care.
What to send for a first discussion
For a first discussion and a quotation, send us:
- Photos of the roof, terrace or balcony, and of any stains or damp inside
- The property location in Phuket or elsewhere in Thailand
- The approximate area and the current surface: bare concrete, tiles, an old coating or something else
- Any past repairs, and when the leaks appear, for example after heavy rain
Where we have done this
- Beachfront Villa, Laguna — pool system and terrace — On a villa terrace beside the pool we repaired the delaminated screed, cast a new screed and waterproofed it before laying new large-format tiles.
Questions we are asked
Can you waterproof over the existing tiles?
Sometimes. If the tiles are sound and well bonded, a coating over them may suit. If they are loose or hollow, they need to come up first. The inspection decides.
Do we need to move out during the work?
Usually not. We do most roof and terrace work from outside, and agree access and working hours with you.
Can you also deal with the pool on the terrace?
Yes. We repair pool leaks and waterproof pool shells as well. See Pool leak repair & waterproofing (leak-repair-waterproofing).
