Pool leak repair and waterproofing
A leaking pool wastes water, washes away treatment and can undermine the terraces around it. We trace and repair leaks in pools, overflows, balance tanks and buried pipework, then waterproof the shell where it needs it.

Finding where your pool is losing water
Before breaking any tiles or concrete, we inspect the pool, balance tank and pump room. We establish whether water is escaping through the shell, the fittings, the overflow or the buried pipework. In our experience, water most often escapes through pool light fittings, because their conduits are frequently run through the shell instead of being brought up properly above water level.
We do everything we can to find the cause by working through likely faults and testing them, but we cannot promise to find every leak. Sometimes a leak cannot be pinpointed without excavation or opening parts of the structure. When a pool's history is unknown, not every hidden problem can be found at once, so repairs and restarts may proceed in stages.
- Evaporation-versus-leak comparisons and water-level checks with the pump on and off
- Testing with imported fluorescent leak-detection dye kits, where dye is added near suspected points and traced with a special torch
- Pressure testing of suction, return, jet and drain lines
- Checking overflow levels where rendering has raised the water into the terrace joint
- Inspecting balance tanks and pump rooms for seepage
How we repair shell, pipe and balance tank leaks
Once a fault is confirmed, we carry out the repair that matches it. An overflow lip set too high can sometimes be corrected with the water lowered. Floor pipes, construction joints and shell waterproofing need the pool or tank drained and dried. Draining in the wet season or with high groundwater needs assessment. Engineering decisions are made with you and your engineer — or, if you don't have one, with our partner engineer.
If water is escaping through underwater lights, we do not reseal the old niches. We replace the leaking lights, with electrical work agreed with your electrician or engineer. See Pool lighting & projection.
- Cutting out and relaying parted or leaking pipes beneath the pool floor
- Replacing leaking underwater lights and correcting faulty light conduits
- Lowering and re-profiling overflow edges where water escapes beneath the deck
- Repairs to shell cracks and leaking floor-to-wall joints
- Tank-in-tank rebuild: a new structure formed inside a leaking old one for balance tanks and, in difficult cases, for the pool itself
Waterproofing the pool shell, and beyond
Before a pool is rendered and finished in tile or PebbleCrete, we waterproof the shell with a system matched to the structure. Waterproofing is one of our main areas of work, and it goes well beyond pools. See also:

What to send for a first discussion
Send us the information below so we can review the symptoms, plan an inspection and prepare a quotation.
- Photos of the pool, overflow channel, balance tank or pump room
- Your villa, hotel or resort location in Phuket or elsewhere in Thailand
- The approximate pool size and how much the water level drops with the pump on and off
- Any damp patches, hollow tiles or past repairs you have noticed
Where we have done this
CompletedVilla Colina, Khao Lak
Leak repair and renovation: waterproofing and foam injection, fillets at the floor joint, jacuzzi rebuilt as a shallow ledge, new steps, render and finish
The renewed pool and its curved shallow ledge, with the guesthouse beyond
The pool leaked badly because of a poor original casting. We waterproofed it, rebuilt the leaking floor-to-wall joint and refinished the pool.
CompletedPrivate Villa, Rawai — Polar White
Leak found and fixed at the overflow; tile and render stripped, new steps, drain channel, top-up, salt chlorinator and pump, new finish
The renewed pool and the villa
Water was escaping under the terrace and the house because the overflow had been rendered too high. We rebuilt the overflow at a slightly lower level, waterproofed the tanks and refinished the pool.

Private Residence, Surin
Leak repair: pump room and pool waterproofed, new finish
The pool was leaking. We waterproofed the pump room and the whole pool, then laid a new finish.
CompletedPrivate Residence, Bang Tao — pool stripped to the shell
Pool renovation: strip-out to the shell, the old light conduits sealed and new ones run, new pumps, fittings reset, new render and finish
The pool filled, beside the lawn
Water was leaking out through the light fittings. While the pool was stripped to the shell, we sealed the old light conduits and ran new ones.
CompletedPrivate Villa, Rawai — Irish Green
Old tiles taken off, leaking floor pipes relaid, pool refinished in PebbleCrete
The spa side in PebbleCrete Glass Sea Mist Green, under a tarp
The pipes under the pool floor had come apart and were leaking. We broke out the floor, cut out the separated pipes, laid new ones and refinished the pool.

Pool leak or evaporation? How to tell in Phuket and what to do next
Every pool in Phuket loses some water to sun and wind. To tell whether yours is also leaking, compare its drop in level with a bucket of pool water over the same period: if the pool drops noticeably more than the bucket, water is escaping somewhere, and the next step is to find where.Does a new pool finish stop a leak?
No. A finish is not waterproofing. Find and repair the leak first, then refinish.Pool tiles coming loose in Phuket: causes, inspection and repair options
In Phuket, pool tiles usually come loose for a few reasons: daily heating at the waterline, water that slowly dissolves cement grout, movement in the shell or terrace, bedding that has aged, and earlier repairs that did not hold. Open joints then let water into the bed behind the tiles. This guide explains what an inspection looks at and how to choose between spot repair, regrouting and taking the pool back to the shell.Questions we are asked
Does the pool need to be drained to find a leak?
No. We compare water levels with the pump on and off, pressure-test the pipework and run fluorescent dye tests with a special torch while water is in the pool. We work through likely causes and test them, though we cannot promise to find every leak, and some leaks cannot be pinpointed without excavation or opening part of the structure.
What is a tank-in-tank repair?
A new waterproofed shell is formed inside a leaking old one. It is possible for balance tanks and, in difficult cases, for the pool itself. The inspection shows whether the existing structure and space make this suitable.
Can every hidden problem be found at once?
Not always, especially when a pool's history is unknown. Repairs and restarts can go in stages: we fix the visible fault, start the pool, check whether another issue shows up, and deal with it in turn.
Do you waterproof anything other than pools?
Yes. Waterproofing is one of our main areas of work. We also waterproof roofs, terraces, balconies, basements, pits, water tanks and concrete ponds.
