When an inspection is useful

An inspection gives you a clear picture of a pool's condition before you make a decision. Owners, buyers, villa managers and hotels ask for one at different moments.

  • Before buying a villa, so you know what you are taking on
  • Before the high season, so repairs can be planned around guests
  • After a flood, when water may have reached the pump room or damaged the surrounds — never enter a flooded pump room while the power is on; have a licensed electrician isolate the supply and check earthing and earth-leakage protection first
  • Before a renovation, so the scope is based on what is actually there

What we inspect

We look at the pool itself and at the plant that keeps it running.

  • Tiles and grout joints, including loose, hollow, cracked or missing sections
  • Coping stones, for movement, cracks and open joints
  • The interior finish, whether tiles or PebbleCrete, for staining, roughness and wear
  • Steps and entries, for damaged edges and worn surfaces
  • Signs that may point to a leak, such as damp ground, cracks or staining around the shell and pipework
  • Pool light fittings, where in our experience water most often escapes
  • Pumps, filters, valves, lights and the condition of the pump room itself

The written report

After the visit you receive a written report with photos. It shows what is in good order, what needs attention and what we recommend, in order of priority. Urgent items come first, followed by work that can be planned.

Where a sign of a leak needs further investigation, we say so in the report rather than guess at the cause. Any electrical work is carried out by a licensed electrician agreed with you, and any structural or engineering decisions are taken with you and your engineer — or, if you don't have one, with our partner engineer.

An inspection cannot find every hidden problem at once. Some appear later, when the pool is drained, repaired or restarted. Hidden problems are always possible, especially when the pool's history is unknown. We say this plainly so you know what to expect.

Your report, your decision

The report belongs to you. You can use it to compare quotes, plan a renovation, negotiate a purchase or brief any contractor you choose. If you would like us to carry out some of the work, we quote it separately. The report does not commit you to any further work with us.

What to send for a first discussion

Send us a few details so we can arrange the visit.

  • Photos of the pool, the waterline and the pump room
  • The property location in Phuket or elsewhere in Thailand
  • The reason for the inspection, such as a purchase, the coming season, a flood or a planned renovation
  • Anything you have already noticed, such as water loss, loose tiles or equipment faults

Guides on this topic

When to renovate a hotel or resort pool in Thailand: seasons, rain and keeping the hotel open

In Thailand, hotels and resorts keep busy periods clear by doing pump room, surround and waterline work with the pool open, and save drained shell renovations for quieter booking windows — timed around the rains and the site's groundwater, because an open shell needs dry conditions. Starting with an on-site inspection lets you separate urgent repairs from planned shutdowns.

Pool tiles coming loose in Phuket: causes, inspection and repair options

In Phuket, pool tiles usually come loose for a few reasons: daily heating at the waterline, water that slowly dissolves cement grout, movement in the shell or terrace, bedding that has aged, and earlier repairs that did not hold. Open joints then let water into the bed behind the tiles. This guide explains what an inspection looks at and how to choose between spot repair, regrouting and taking the pool back to the shell.

Pool leak or evaporation? How to tell in Phuket and what to do next

Every pool in Phuket loses some water to sun and wind. To tell whether yours is also leaking, compare its drop in level with a bucket of pool water over the same period: if the pool drops noticeably more than the bucket, water is escaping somewhere, and the next step is to find where.

What drives the scope and budget of a villa pool in Phuket

The scope and budget of a villa pool in Phuket are driven by the site and access, the ground and groundwater, the size, depth zones and edge type, the structure and waterproofing, the equipment, finish and features, and the timing around the monsoon. Two pools of a similar size can end up with very different scopes, so this guide sets out each factor, without quoting prices, so you can plan ahead and compare quotations on the same basis.

Questions we are asked

Can you inspect a villa I am thinking of buying?

Yes. Many buyers ask for an inspection before they commit. The report gives you a written record of the pool's condition to use in your discussions.

Do you need the pool drained?

Usually not: we inspect the pool as it is. If something below the water needs a closer look, the report says so and explains the options.

Will you find the cause of a leak?

We record any signs of a leak and where they appear. If the cause needs further investigation, the report recommends the next step — such as comparing water loss with the pump on and off, pressure-testing the pipework and checking fittings with fluorescent dye. We cannot promise to find every leak, and some leaks cannot be confirmed without opening up parts of the structure.

Can I give the report to another contractor?

Yes. The report is yours to use with any contractor you choose.
