A pool pump room in a tropical climate: humidity, flooding, corrosion and space
Damp underground pits, monsoon flooding, failing valves and cramped pipework are common problems in pool pump rooms in Phuket and across Thailand. We protect them with waterproofing, raised pump plinths, outdoor weatherproof switchboards, drainage pumps and ventilation or air conditioning, simplify crowded pipework and, where space allows, move the plant above ground — for villas, hotels and resorts.

Why underground and cramped pump rooms fail in Thailand
Underground pump rooms can flood during monsoon rain, damaging motors and electrical boards. Damp conditions can also damage controls, while ageing equipment and tangled pipework make operation harder. Cramped layouts, redundant lines and heavy access hatches add practical problems for the staff who inspect and maintain the equipment.
If a pit has flooded, keep out of it and do not touch the equipment until a licensed electrician has isolated the supply and checked the earthing and earth-leakage protection. Even when a pit does not flood, damp air, worn valves and tangled pipework added bit by bit make routine operation harder for house staff and hotel engineers.
- Monsoon rain and groundwater. In an underground pump room or balance tank room, rainwater and groundwater press against the buried walls and floor from outside.
- Humidity and rotted controls. In damp underground chambers without ventilation or air conditioning, control panels and electrical switchboards can rot.
- Seized valves and breaking fittings. Shut-off valves seize, filters start to leak and pumps wear out. On automatic water top-up lines, brass valves can keep breaking and need replacing with PVC.
- Tangled pipework and tight space. Broken air blowers, disused spa loops and redundant valves or inlets crowd the plant room and confuse staff.
- Heavy access hatches. Where a balance tank has an access hatch that is too large and heavy to lift, routine checks become difficult.
Space, layout and relocating an underground pump room
Where space allows, we can relocate an underground pump room to ground level or an upper floor. We can also simplify cramped layouts by removing redundant equipment and pipework. For pools in flood zones, raising the pumps may form part of work on the pool edge and drains.
A pump room above the pool water level changes the hydraulics: the pumps must lift and prime from the pool, so the pump type, pipe sizes, suction runs, non-return valves and a floor drain for the new room are designed for the new height. These decisions are made with you and your engineer — or, if you don't have one, with our partner engineer.
Not every plot has room above ground. Where there is no space for a pump room above ground, the room has to sit underground with proper ventilation and water removal. Inside cramped rooms, stripping out disused equipment also frees space for a workable layout.
- Simplifying crowded pipework. We remove broken air blowers, disused spa loops and redundant lines, rebuilding the circulation into a clear layout that can fit into a smaller reworked pump room.
- Rebuilding heavy hatches. Where a balance tank hatch is too heavy to lift, we rebuild it to a smaller size.
- Cutting noise near living areas. Where a pump room sits near bedrooms or terraces, we fit acoustic panels, anti-vibration mats and quiet variable-speed pumps.
- Checking space for incoming water treatment. Before adding filter vessels for raw supply water, we check existing storage tanks, booster pumps, pipe runs and available plant space.
Protecting an underground pump room that stays in place
Protection may combine waterproofing, raised pump plinths, outdoor weatherproof control boxes, drainage pumps and ventilation or air conditioning. We inspect the room, in wet and dry weather where possible, to identify water entry points and choose suitable measures.
Electrical work, including switchboards, drainage pumps, level switches and pump supplies, is agreed with the owner's electrician or engineer and carried out by a licensed electrician. Engineering decisions are made with you and your engineer — or, if you don't have one, with our partner engineer.
- Weatherproof outdoor boxes. We move electrical switchboards and vulnerable control boxes out of damp underground pits into weatherproof outdoor enclosures.
- Pump plinths and humidity control. We raise pumps onto plinths above floor level inside existing plant rooms, and fit air conditioning or ventilation to control humidity and keep the room dry.
- Back-up and battery drainage pumps. Depending on the site, we install two or three back-up drainage pumps set at different levels on separate power supplies, with level switches that cut power to the pool equipment if water rises, plus low-voltage battery pumps that keep working if the 220 V supply fails. Battery pumps have limited capacity and run time: they are the last line of defence, not the main drainage.
- Emergency tank drains. For overflow tanks built without an emergency overflow, we add forced emergency drain pumps such as a low-voltage 12-volt bilge pump.
- Negative-side waterproofing. Where the outer face of a buried wall or floor cannot be reached, we stop active leaks first, seal cracks, construction joints, the wall-to-floor junction and pipe or cable penetrations, and apply negative-side waterproofing to the inside face — rigid cementitious systems only where the structure does not move.
Upgrading filters, water treatment and smart controls
Pump room upgrades can include replacing worn filters, converting old systems to sand filters, and adding salt chlorination or app-controlled equipment. Where the existing sand filter is suitable, we can retain it and refill it with PebblePure glass filter media. We inspect the existing plant before recommending changes.
For ongoing water care, there are no universal schedules or fixed product doses: source water, equipment, use and the finish all matter, and testing is done on site. Where borehole or delivered water contains dissolved iron and manganese that leave rust or dark stains, we can order a test from an approved laboratory we work with and design incoming water filtration from the results.
- Pumps and sanitisers. We fit quiet variable-speed pumps, salt chlorinators and UV sterilisers sized to the pool, with control equipment suited to the plant room conditions.
- App-controlled smart automation. For owners living abroad, villa managers and resort engineers, one central controller links the variable-speed pump, salt chlorination, automatic dosing governed by live water sensors, lighting, water features and heaters to a phone app.
- Incoming water filtration and tank lining. We install filtration vessels with automatic backwash controls for the pool fill and top-up line or the whole property, and we waterproof and line concrete water storage tanks and balance tanks.
Staging the work and what to send us first
An inspection establishes whether isolation valves and equipment levels allow work with the pool filled or whether draining is needed. We agree the programme for each project. Send photos or video of the pool and plant room, your location, approximate sizes, details of water ingress and the changes you want.
Some problems only show once work starts — when a hatch is lifted, old pipework is opened or a wet wall is stripped — so the work can go in stages, and we agree each stage with you before it begins.
- When the pool stays filled or is drained. Replacing pumps, filters, chlorinators, switchboards and acoustic lining, or building a relocated pump room before final pipe switchover, can be done with the pool in use when valves isolate the lines. Draining is needed to rebuild floor drains, alter buried shell pipes, raise a flooded pool edge or waterproof inside a pool or tank.
- Draining in the wet season. Where the pool must be drained while groundwater is high or the monsoon is on, we check the groundwater level and the timing first: an empty shell can be pushed up or cracked by water pressure from below, and a wet shell is hard to dry for waterproofing.
- Photos or a short video of the pump room, switchboard, pipes, storage tanks and pool, plus any standing water, damp patches or visible cracks.
- The property location in Phuket or elsewhere in Thailand, the approximate pool and room sizes, how far below ground the room sits, when water appears, and what you want changed.
How we can help
Pump rooms & equipment
Pebble Pools upgrades, simplifies and rebuilds pool pump rooms for villas and hotels in Phuket and across Thailand. We replace failing equipment, raise underground plant and protect systems against flooding.Basement & pit waterproofing
Rooms below ground take water from the soil around them. Pebble Pools waterproofs basements, pits, pump rooms and other rooms below ground for villas, hotels and resorts in Phuket and across Thailand. When the outside cannot be reached, we work from the inside.Salt water & smart pools
Converting to salt water and linking your pump room to a phone app makes a pool simpler to manage. Most of the work happens in the pump room.Incoming water filtration
Pebble Pools installs incoming water filtration and lines water storage tanks for villas and hotels in Phuket. We remove iron and manganese before raw supply water stains your pool finish or domestic fittings.Where we have done this
- Five-Villa Lagoon Pool — After the underground pump room flooded, Pebble Pools rebuilt it with sand filters filled with PebblePure glass filter media, new pumps and valves, an air conditioner to keep the room dry, an emergency drain, and drainage pumps wired by water level to switch everything off if water rises. The rotted underground control panels were replaced with weatherproof boxes outside.
- Private Villa, Nai Yang — Royal Blue — Pebble Pools built and finished this pool with a sand filter filled with PebblePure glass filter media. Because there was no space for a pump room above ground, it sits underground with ventilation and water removal.
- Private Residence, Bang Tao — failing mosaic replaced — Pebble Pools stripped the failing mosaic, prepared and refinished the shell, and renewed the pool system with a sand filter filled with PebblePure glass filter media. The equipment was brought up out of the underground pump room into a new pump room above ground.
- Private Villa, Pasak — Alaska Ice — Pebble Pools stripped the old tile, rebuilt the steps, refinished the pool and fitted a salt chlorinator and a new sand filter filled with PebblePure glass filter media. Because the overflow tank had been built without an emergency drain and kept flooding, it now has a forced emergency drain run by a low-voltage 12-volt bilge pump.
Questions we are asked
Should we waterproof an underground pump room or move it?
It depends on the site and available space. Where space allows, moving the pump room above ground takes the equipment out of the flood zone. Where there is no space above ground, we keep the room underground and combine negative-side waterproofing, pump plinths, outdoor weatherproof switchboards, ventilation or air conditioning, and drainage pumps.
How do you protect an underground pump room during a power cut?
During a power cut only the low-voltage battery pumps keep removing water, and they have limited capacity and run time: they are the last line of defence, not the main drainage. The main protection is the two or three mains-powered drainage pumps at different levels on separate supplies, with level switches that shut down the pool equipment if water rises, together with a generator or the supply being restored.
Can the pool stay open while you upgrade the pump room?
Some pump room upgrades can be carried out with the pool filled when isolation valves close off the lines. Draining is required if we need to alter buried shell pipes, rebuild main floor drains, raise a flooded pool edge, or waterproof inside the pool or balance tank. An inspection confirms what is required.
Who handles the electrical and engineering decisions for the pump room?
Electrical work is agreed with the owner's electrician or engineer and carried out by a licensed electrician, with any work on the building's supply coordinated with your building engineer. Engineering decisions are made with you and your engineer — or, if you don't have one, with our partner engineer.
What goes wrong with a pool pump room in a tropical climate?
In a damp, unventilated underground room, control panels and switchboards rot; monsoon rain and groundwater flood pits and ruin motors; shut-off valves seize and fittings break; and tight layouts with pipework added over the years make maintenance harder. Protection combines ventilation or air conditioning, outdoor weatherproof switchboards, raised pump plinths, drainage pumps and waterproofing — or, where space allows, moving the plant above ground.

Flooded pool pump rooms in Phuket: causes, damage and protection options
An underground pump room keeps equipment out of sight and out of earshot, but in the monsoon it can leave pumps, filters and switchboards standing in water. If yours has flooded: stay out of the water, keep the power off and have a licensed electrician check the electrics before anything is restarted. To stop it happening again, the pump room is either moved above flood level or protected where it is with raised pumps, relocated switchboards, back-up drainage and level switches.Monsoon rain and salt-water pools in Thailand: what heavy rain changes and how to manage it
Heavy rain dilutes a salt-water pool: the salt level, the sanitiser and the water balance all drop as rain and runoff come in and water leaves through the overflow, so the chlorinator makes less sanitiser. Rain also brings leaves and soil, fills balance tanks, floods low pump rooms and raises the groundwater around the shell. Managing it means testing the water on site after rain, checking the pump room and its drainage pumps, and fixing tank openings and drains that let rain and garden runoff in.Why does white scale form on a salt-water pool in Thailand, and what can be done?
White scale on a salt-water pool in Thailand is calcium coming out of the water: warm water, evaporation and a pH that drifts upwards — which salt chlorination encourages — leave calcium carbonate on the finish, at the waterline and on the plates of the salt cell. At the waterline it bakes together with body oils, suncream and dust into a hard crust. It is dealt with by on-site water testing and balancing, and by cleaning the deposits in a way that suits the surface after a small test patch.Borehole water and pool stains in Phuket: why pools turn brown or green
Pools filled from a borehole, a lake or a river turn brown or green mainly because the water carries dissolved iron and manganese. You cannot see the metals in the fill water; once they meet the pool's water treatment they come out of solution, colour the water and settle as stains. The water can also be acidic, which you cannot see at all.Tell us where the pool is and what you want changed.
